All Guests of Chicago Guest House MUST be at least 30 YRS of age or accompanied by a parent or guardian.  When in doubt, a valid drivers license will be required of each member of your party. By signing this lease agreement, Tenant is held fully responsible for all members of his/her party and for  fulfilling the terms of the lease agreement.

2. NO PETS: No Pets of any kind are allowed on the property. Guests who violate the NO PET policy will be required to vacate the property; all monies applied to the lease of the property and security deposit will be forfeited.
3. MAX CAPACITY: 2 GUESTS PER BEDROOM Each member of Tenant's Party MUST be at least 30 years of age or accompanied by a parent or guardian (valid drivers license may be required). Tenant should not permit the property to be occupied beyond maximum occupancy. Violation of this prohibition will result in eviction and forfeiture of all monies paid. The hosting of parties in the home, on decks or anywhere else on the property beyond the maximum occupancy is a violation of this lease. Tenant is invited to consult with C.G.H., to discuss exceptions to this policy; additional security deposit may be required. Chicago Guest House makes every effort to book each each building with groups having similar dynamics in order to reduce any unnecessary disturbances, thus any Tenant who misrepresents their group will be consideredin breach of this contract: owner reserves the right to refuse occupancy or have the property vacated without refunding any amount paid toward the lease of the property.
4. NO DRUG USE:  TENANT and /or any members of his/her party who violate the NO DRUG USE policy will be required to vacate the property; all monies applied to the lease of the property and security deposit will be forfeited.
5. TRASH DISPOSAL: Chicago Guest House DOES NOT employ daily cleaning service for the purpose of removing trash from common areas  (COMMON AREA defined as: open or enclosed front and/or back porches and patios) therefore, as a courtesy to all of our Guests, TENANT and all members of his/her party, agrees that during the term of this lease he/she will keep the common areas free and clear of any bottles, cans, trash bags, food, dining or glass ware, etc.
LOCATION: Trash Receptacles are located in the alley behind the garage.
BLUE RECYCLE BINS: Cans / Plastic / Paper / Glass
BLACK TRASH BINS: Food and other non Recyclable Material
6. TENANT, assures the Owner 's  C.G.H., LLC,  he/she and all individuals who occupy the property during the term of the lease will conduct themselves in a manner that is respectful & inoffensive to the neighbors, both in the home and next door to the home.  They shall not disturb, annoy, endanger or inconvenience neighbors in any way, nor shall Lessee's use the premises for any immoral or unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance on or about the premises. In the attempt to avoid complaints from the neighbors and other tenants in the building, Chicago Guest House asks that tenants keep their outdoor activity limited to midnight during the week / 1am on weekends. TENANT  and/or members of his/her party who violate the terms of this lease will be required to vacate the property; all monies applied to the lease of the property and security deposit will be forfeited.
7. REFUNDS: Chicago Guest House, LLC will make every effort to ensure all equipment (mechanicals, appliances, electrical equipment, cable, etc) is kept in good working order at all times however it is impossible for us to guaranty this. So, in the event a repair or replacement is found necessary, CGH, LLC will make every effort to have such repairs made within 24 hrs of the report.  Please  report inoperative equipment to us promptly (312) 952-5150. 
REFUNDS will be granted ONLY if the property is unfit and uninhabitable. The malfunction of mechanicals (air conditioner/furnace/ water heaters, etc) appliances (stoves, refrigerators/freezers, microwaves, etc.) electrical equipment (TV, Stereo, DVD etc) plumbing or noise will not automatically render the property unfit and uninhabitable. No amenities are guaranteed.
NOTE: Plumbing problems resulting from disposing of anything with the exception of toilet tissue (no feminine products, no diapers, no feminine or baby wipes, toys, jewelry etc. ) will be considered negligent behavior by tenant and/or his/her guests; any cost related to the remedy of the problem will be deducted from the damage deposit---any cost above and beyond the $500 will be deducted from the credit card provided. Repairs made by employees of Chicago Guest House will be billed at a rate of $100/hr.
In the event C.G.H., LLC is unable to remedy the problem within 24 hours we will relocate TENANT to a comparable Chicago Guest House managed property. If no property is available, you will be refunded for each day the property is deemed unfit and uninhabitable. It will be the Tenant's responsibility to find alternate accommodations; tenant expressly acknowledges that in no event shall Chicago Guest House be responsible for any expense incurred as a result of a relocation to another property.  IF TENANT and HIS/HER GUESTS CHOOSE TO STAY, there will be NO REFUNDS.
8.  Chicago Guest House LLC , and employees / contractors of Chicago Guest House, LLC,  are on site each day. They will be granted access to the property at any time for the purpose of maintenance and/or upkeep of the property or reasonable suspicion of lease violations.
9. LEAVE IT AS YOU FOUND IT: TENANT is expected to leave the property in the same condition as it was when he/she took occupancy; maintaining the property in good order and appearance NOTE: A $250 cleaning fee will be deducted from your damage deposit for any cleaning services above and beyond the normal scope of cleaning. EXAMPLE: steam cleaning and/or shampooing curtains, carpets, mattresses, furniture, etc.  If the additional cleaning service found necessary are a result of smoking in the apartments the $250 will be in ADDITION to having lost the $500 Damage deposit.  Said amount will be deducted from the credit card provided. NOTE: When renting MULTIPLE Apartments:  Furniture, bedding, glasses, dishes pot & pans, utensils etc. shall be put in their rightful place prior to your departure.

10. TENANT, agrees to indemnify and save Owner , C.G.H., LLC,  harmless from all liability, loss or damage arising from any nuisance or harm made or suffered on the leased premises by the LESSEE, or his/her guests from any carelessness, neglect, or improper conduct of any persons entering, occupying or visiting the leased premises. In the event that any action shall be commenced by either party arising out of, or concerning this lease or any right or obligation derived there from, the prevailing party shall be entitled to receive attorney's fees as fixed by the Court in addition to all relief at law or equity.
11.    TENANT, assumes full responsibility for fulfilling the terms of the lease for the period stated and assure the Owner  full recourse for the payment of any amount outstanding from the total amount due in accord with the terms as stated above including any outstanding or unpaid charges resulting from NSF, canceled checks,  charge backs, etc.
12. CANCELLATIONS: MUST be received in writing--fax or email. NO EXCEPTIONS
In the event of cancellation of this contract, refund of the rental deposit less $50 booking fee will be made only to the extent that TENANT cancels no later than the balance due date. NO REFUNDS for cancellations occurring after this date. NO exceptions will be made.  BALANCE DUE DATE = 30 DAYS PRIOR TO ARRIVAL DATE.

DAMAGE DEPOSIT: $500 for each apartment rented

$500 will be required in order to receive keys to each apartment.  Chicago Guest House LLC, will refund to the TENANT, the deposit of $500 if the terms of this lease have been honored. In the event this lease agreement has been violated the entire $500 DAMAGE DEPOSIT will be automatically forfeited.

In the event damage has been caused by the TENANT or any members of his/her party, Chicago Guest House, LLC will provide TENANT an itemized list of all damage(s) and related cost; said amount will be deducted from the damage deposit and balance will be returned with-in 30 days of the day of departure. In the event damage exceeds $500, TENANT, will be held fully liable for any/ all additional cost. C.G.H., LLC has the right to pursue every means necessary to recoup such cost.

3 SETS of KEYS & GARAGE DOOR opener  (if applicable) should be left on the dining room table upon departure

  • $50 will be deducted from the damage deposit for each set of keys not left in the apartment upon the day of your departure.
  • $100 will be deducted from the damage deposit for each opener not left in the apartment upon departure.

I have read, understand and agree to the terms of this lease agreement.
I am the card holder and I authorize Chicago Guest House LLC to charge my credit card for all costs related to the lease of this property.

1. NO SMOKING: Smoking is strictly prohibited anywhere inside of the building, on front or back porches or within 15' of any entry door, window or ventilation intake.  Disposing of cigar/cigarette butts by any member of your party anywhere on the property  (lawns, flowerbeds, flower pots, driveways, parkways etc.) WILL NOT be tolerated; doing so will result in the loss of the $500 damage deposit.  Any individual found smoking in the home will be required to vacate ALL members of their party from the property immediately.   NO EXCEPTIONS.  NOTE: Chicago Guest House requires their employees to monitor the adherence to the non smoking policy.  Any employee will be granted access to the home at any time for reasonable suspicion a lease violation.
Although it is never expected, unforeseen circumstances which may require you to cancel your trip may arise---family emergency, weather related, business related, etc.  In the event this does occur, it is best to protect your investment by arranging to insure your trip; cost is minimal.  www.Insuremytrip.com  is a good place to find competitive rates from several different companies.
